Andy Fisher And Patel realty

So, I came across this info that, the Neotown has been designed by the andy fisher architect from UK, [link] - strangely, neotown is not mentioned in the projects section. They have a section on commercial designs, which mentions of the Patel Engineering office in Mumbai.

Ok received receipt today

After 11 Days of paying the booking amount I have not received the receipt for the same

Paid a check dated 29/11/09 - and till date haven't received the
receipt of the payment.
Is this the case for others or just me ?

I am really pissed off with there attitude. I personally went to there
office last Sunday, and they told me it being dispatched.
5 days and still did not get it. I smell fish here.

I have threatened and next step would be to file a police complaint.

Mumbai: Construction company Patel Engineering has managed to find buyers for nearly 150 of the total 1,400 affordable apartments in its Bangalore township, Ashwin Parmar, director, business development, said.The studio, 1-BHK (bedroom, hall & kitchen), and 2-BHK apartments measure 360-865 sq ft and cost between Rs 8 lakh and Rs 22 lakh.

The company has not yet allotted flats to the buyers, who have booked the apartments.
The 1 million sq ft Patel Smondoville Neotown, the company's first residential project, is located in the Electronic City. Patel Engineering carries out real estate development through its subsidiary Patel Realty India (PRIL).

When a home buyer books an apartment, he pays about 10-20% of the property value upfront and pays the rest through the period of the project. If the developer does not complete the project on time, he pays the buyer a penalty.The company aims to complete the township in two years and plans to have 1,400 affordable apartments.

"We have ancestral land of about 1,100 acres in Bangalore, Mumbai, Panvel and Chennai and we are developing about 100 acres in Bangalore," Parmar said. He said the company's real estate plans do not involve huge costs since the land is already available.

The firm plans to spend about Rs 1,500 per sq ft in construction costs in the Bangalore project, amounting to Rs 150 crore for 1 million sq ft.The base price per sq ft has been set about Rs 1,850.PRIL has just completed a commercial project of 80,000 sq ft in Jogeshwari, Mumbai and plans to add another 1 lakh sq ft of commercial space in the city.

Why I booked?

I have, been searching for a property for a year now, and have
studied, banerghatta, yellahanka, marathali, Sarjapur road and
Electronic city closely.

It had been a regular feature of traveling on weekdays to sites as I
read them in the classifieds. There are important details, say, even
5-7 Kms away from Electronic cuty ie. Krishnarajapuram and Anekal, we
are getting 1900 to 2300 Rs sq feet, excluding amenities etc. These
are for proper legitimate builders who have some standing. wrt that,
this is just 2 kms away, and promises a hell lot. I am a big skeptic,
but on this case I am swept away.

The model flats shows exceptional space saving though intelligent
interior. I felt really good about the project and gone ahead booked a
flat in S4 (no. protected for  privacy reasons).

Let me remind you of the marketing execs standards of pressing that
you should book immediately otherwise good flats are being sold out.
For Smondoville, I cant say much, but there is a lot of curiosity and
hell lot of rush.

Bangalore is a rich place, people do have a lot of money to spend. my
budgets are limited :)

So finally I booked a flat!
The name is inspiring and churns thinking. I loved the name it was ringing in my head from the time I saw the advertisement. However, as an ardent skeptic, I first thought another of those which will be overpriced, further from city than they say etc etc and I gave the add a miss. On a routine drive with Wife to another location near Electronic city we were returning, completely frustrated with the price and location.  As I was driving back, I saw the 'Neotown' board. It had a sign saying 2 kms on the right, and off I turned my Car. 

What was a casual drive to nowhere turned out very eventful. A broad road, with many bus stops, cranes digging road on the left side, clear sky and a well layout in front. a house in midst of the layout was surrounded by many cars. Off we parked and headed to look at this new project. We were amazed at the crowd inside. Thanks for the economically well off folks in BLR. We looked at the model flats with awe stuck shock. They were exceptional modern looking extremely well designed flats. My skeptical mind for a moment had lost its foothold!

I saw a few checks of 1.25K being crossed by a few folks. The executive said the 2BHK delux is not available. I was shocked! 3 days into the project and they have finished booking for 2BHK deluxe flats which has a balcony and would cost somewhere around 25Lacs. Phew! sad! - spurned the exec receives a call and he says 2 2BHK's have been cancelled. I was skeptical and hence said its a marketing gimmick. So off he took me inside the small office showing a excel sheet, with flat nos and booking names. unfortunately they have 2 delux 2BHK's in each floor, and hence they had run out faster. I booked one at the end. I am still skeptical since the project is slated to complete by 2011 year end.
