So finally some 30 smondoville owners met with Mr. Neel Patel on 04/12/2010.
I would quota NP as Mr. Neel Patel in the document below. and PR as Patel Realty. There were no smondo 2.0 representatives and hence those questions were not presented. The whole discussion went on for quite a long time. The whole environment was set very cordially. One could field any questions and many did ask there persona questions aswell. NP was nce to answer all of them. Cortesy PR folks, the small group present had lunch and some time to know each other.
One pleasant thing I took away from the meet, is that there are a bouquet full of very lively people as my neighbors. It would be a great experience to stay together as a community.
There was a photo shoot and video taken for folks who were willing to provide testimonials. The AD agency which came up with the notion '12 minute lifestyle' was there to get snaps and videos. Mr. Hari heads the firm and that too was very well done.
My advise to NP and myself would be to quit smoking :)
The following questions were posted :
1. Builder during time of booking accepted that minor internal changes can be done at extra cost, but now builder is not allowing any internal changes to be done.
1. The price at which PR have provided Smondoville 1.0 is by ordering bulk quantity.
2. who is going to supervise. NP said administratively its not possible for him to take any modification requests for somdo 1.
Smondo 2. there are fewer flats and some customization is allowed.
2. How will the external club house work? How much will we have to shell out?
it will be a third party club. a five star chain which will operate the club house. The plans have changed and now the club house will be located in the the Neomal itself. The membership fee would be anywhere around 2-3 lacs. If many people join up and ask NP, he can try to get a better bulk deal done for them.
3. Cauvery water will it be available in Smondoville?
yes it will be there, they have got sanctions from govt on that.
4. What would be the approximate time for neotown to become a complete township as mentioned in the brochure? When would the work of mall,school, clinic etc will commence?
they would tentative give possessions by 2011 June is what I heard, I could be wrong in this.
5. which are the companies/brands which are intrested to come in upcoming in mall?
OK he did not give specific details,
1. Appolo hospital is coming.
2. Forgot the school name he said
3. lot of big companies in the neomall.
(the neomall has been redesigned and now it will have 15L square feets of space)
6. proposal for installaing centralised water softner plant inplace of going for RO for each flat? capacity of UGR & STP?
None, since for 1100 flats a central water treatment would be expensive and that was not in the plan either. Its hard to maintain such a plant.
7.what is proposed schedule for utilities like schools and hospital to commence operation. any proposed public transport / feedar route?
The road in between will become a 100 feet road to the hosur road, and govt has sanctioned, PR are going to build that.
Transport services have already run a dry run to Neotown and the bus stands are the places where buses would come.
Appolo hospital is in the project and school also, forgot the name.
8. Intercom facility is provided or not ( this is one of the basic needs in apartment).
NP had tried to contact Airtel/Reliance about this. But it seems Airtel and others have asked, some underhand and reliance was delaying too much with bureaucracy.
If anyone has contacts who can are interested to get these things done, NP is open to it.
9. Is it possible to provide piped gas on extra cost. Providing piped gas would be an unique attraction of the project and would increase the value of the entire township.
No. As per NP no one has got that permission in EC. He said the gas companies do not have pipelines to EC.
10. What about Garbage ducts and Fire Extinguisher (inside Apartment). Are these things available in Smondo.
No garbage ducts, it will be simple cleaner coming and taking away your garbage. Again maintaining a garbage duct and cleanliness concerns were presented.
11. Is the BMTC extending the Volvo bus service till Smondoville as was mentioned by the marketing guys??
yes it will be. BMTC has done a dry run already.
12 Which school is likely to come in Neotown.. I havent heard good reviews of Treamis and ebenezer?
I do not remember the school name, but some of the members can fill in.
13. Providing solar water heating is environment friendly, it would be an unique attraction to the project and increase the value for the entire township.
again providing this facility for so many residents is a huge cost involved. so not in the plan.
14. What are plans for Rain water harvesting systems if any ?.
yes rain water harvesting is in the plan for neotown and will be carried out
.
15.At time of booking we were told that builder maintenance would be collected for two years, and thereafter it would be handed over to the society formed, but in draft agreement it says builder has right to continue maintenance for five years . (Smondo 2.0)
Somondo 2 question was omitted. Smondo 1 the society if formed and PR thinks its good enough to carry forward, then all maint work will be handed over to society after 2 years. until then a subsidary of PR will take care of maintaining smondo 1.
16. In draft agreement it states that builder has right to use terrace areas for commercial use and buyer agrees to have no objection to the same. This statement does not seem fair, since any revenue generated from the building should go the society formed for the building, and thereby help reduce the monthly maintenance charges. How builder has right to terrace areas after all the apartments in building are sold out? (Smondo 2.0)

17. When builder gives possesion of the flats, is it guaranteed that all amenities (swimming pool, clubhouse etc) would be available and fully operational at the time of possesion? This is important especially since we are committing to builder the maintenance charges , and the rate for maintenance charges has been arrived at considering the cost of maintaning amenities as well. (Smondo 2.0)

18. What are the facilities that will be provided in the club within Smondoville?

19. I might want to use the bathroom fittings and tiles provided as part of Smondo 2.0, do i have a choice?
no. you can ask for not fitting anything, he will leave everything at your flat and you can do whatever you want with the unfitted stuff.
So this time Smondo 2 people should keep a meeting and ask NP about the Smondo 2 questions
ReplyDeleteActually, not a single person from somondo 2 was there, which makes it awkward for smondo 1 folks to ask the same. The pricing is different and the facilities provided is completely different.
ReplyDeleteFor point 9 about gas pipe line.... NP is wrong in this as Salarpuria Symphony in which I am living has got permission of piped gas line.... ans there is no need for pipelines till EC as gas companies set up the gas supply unit inside the apartment as they have done in my apartment.....
ReplyDeleteI agree.. Reticulated System or Piped gas distribution does not require gas pipelines as NP says!!! It is set up with in the apartment complex.
ReplyDeleteBefore I finalized a flat in neotown, I was inquiring for the same in Salarpuria Greenage. They have planned reticulated gas supply, and were charging Rs 16000/-. So I guess it isn't expensive. Perhaps we can pursue this a bit more with NP and PR folks.

ReplyDeleteI am just attempting to buy smondo 3.0, but can you folks tell me this, why is it justified to pay Rs. 3/sqft for maintenance as opposed to the regular Rs.2/sqft for smondo???
The maintenance charges surmounts to a pretty tidy sum in the end itself...

Other builders get the registration process doen at the time of agreement, so why Patel reality want this to be done at the time of possession? By this time we would have paid almost 90% or more of the flat cost.

Why is this?
About gas connection. I do not have much knowledge. However with the scare of getting a gas connection this is really good to have. I do not know how to get it although. If folks do want to come together and want to request PR, please join the google group and lets decide a meet.
